Affordable housing

The first project is to provide affordable housing in Marshfield. Affordable is defined as no more than 80% of market rent. However, as rental prices are so high in this area, this rent level is still largely unattainable by the intended occupants. MCLT is therefore aiming for a lower Socialrent.

After a lengthy and thorough site selection process a site to the east of Marshfield (immediately to the west of Garston Farm) was both available and met the MCLT selection criteria.

MCLT plans to build 12 affordable housing units and 3 open market houses. In addition, the landowners will build 3 houses on the plots they will receive in exchange for the land. Each household will have parking for two cars. The 12 affordable units will be mainly for rent with a small proportion for shared ownership. Receipts from the sale of the 3 open market houses will be used to crosssubsidise the affordable units to help keep the rents low

The scheme will comprise three 2storey terraces and three detached houses. The buildings will be grouped around a large central space. There will be generous views into and through the site so as to respect the open landscape setting.
